It comes down to liquidity risk. A lender who needs to sell a $6M Vaucluse property in a hurry faces a far smaller buyer pool than for an $800K Parramatta apartment. This thin market means the lender's security could take months to realise โ creating risk that the lender manages by requiring higher equity from the borrower. It has nothing to do with creditworthiness.

What one major bank restricts to 70% LVR, a non-bank lender on our panel may approve at 90%.
